Pretoria’s property market offers a wide mix of opportunities – from established family suburbs with top schools, to luxury lifestyle estates and affordable sectional title options. Demand remains strong across the board, with buyers drawn to the city’s convenience, educational hubs, and growing trend towards secure, low-maintenance living.

According to Gerhard van der Linde, MD for Seeff Pretoria East, Pretoria East is home to some of the city’s most sought-after suburbs thanks to proximity to leading schools such as Afrikaans Seuns and Meisies High, Menlo Park High, as well as the University of Pretoria and Onderstepoort, the country’s leading veterinary school.
Family homes in Lynnwood and Menlo Park typically range between R2.8 million and R6.8 million, while apartments and townhouses offer more accessible options from around R800,000 to R2.8 million. Waterkloof and Waterkloof Ridge remain especially popular with families, with homes priced from around R2.4 million up to R12 million for luxury properties.

Prestigious lifestyle estates
Pretoria East is also home to some of the country’s most prestigious estates, combining exclusivity, security, and premium amenities. Popular choices include Woodhill, Mooikloof, Silver Lakes, The Hills, Six Fountains, and Woodlands. These estates offer features ranging from championship golf courses and private game reserves to top schools and extensive recreational facilities.

Woodhill Estate boasts an 18-hole Peter Matkovich golf course, tennis courts, and play areas for children, with homes priced between R3.4 million and R20 million.

Sectional title demand is rising
Complementing this, Donavan van Rooyen, Broker/Manager at RE/MAX Property Merchants, says sectional title homes are becoming increasingly popular in Pretoria, particularly in the eastern suburbs.
“We’re seeing strong uptake in well-managed complexes in areas like Garsfontein, Equestria, Olympus, and Moreleta Park,” he notes. “Many buyers relocating from other provinces are looking for affordable, secure, and conveniently located properties. Sectional title ticks all those boxes – especially for young families and professionals.”

He adds that the “lock-up-and-go” appeal of sectional title fits with the lifestyle shift happening in the city. Buyers are prioritising low-maintenance living that allows them to focus on careers, travel, or remote work.
In Pretoria East, sectional title units priced between R900,000 and R1.5 million are in particularly high demand, especially in newer complexes with strong security and easy access to schools and shopping hubs.
